🧾 1. Skipping the Right to Rent Check
By law, landlords must verify a tenant’s legal right to live in the UK before the tenancy begins.

🔧 2. Ignoring Gas & Electrical Safety Requirements
Gas Safety Certificates (CP12) must be renewed every 12 months. Electrical Installation Condition Reports (EICRs) are required every 5 years.
